Reverse 1.5 story homes — sometimes called “reverse ranches” — are a Kansas City favorite, especially in the Northland. The main floor has the primary bedroom, kitchen, and main living areas all on one level (true ranch living), with additional bedrooms and a finished walkout basement below, often opening to a daylight backyard. The “reverse” name comes from the fact that the basement-level rooms are below grade in front but at-grade in back, opposite the traditional layout. Builders like Patriot, Encore, and Hunt Midwest produce many of these designs in newer Northland subdivisions. They’re popular with empty-nesters who want main-floor living but extra space for guests, plus families who like the indoor-outdoor flow of a walkout lower level. Active inventory typically runs from the $400Ks to over $2M.
